It is time to make an offer as soon as you have found the home of your dreams. The bidding process can be very frustrating these days.

A seller can choose from multiple buyers, and you need to know how to respond in a swift and timely manner. There are a few tips that can help you to win a bid.

Find a real estate agent

A real estate agent knows how to negotiate with the buyer and provide you with the necessary information to make the best decision for you. Arranging for a realtor is also an option if you plan to sell your property in the Netherlands.

Research the market

How much a house is worth is always a question. The answer depends on the region, its location, and many other factors. If you work with a real estate agent, the agent helps you place a bid. If you decide to place an offer without a real estate agent, research the area and contact the land registry for more information.

Know your budget

Before you place a bid, it is good to have a clear idea of what you can afford. Consider talking to a mortgage broker to understand the process and your options better. The seller wants a buyer who can get a mortgage.

The highest bid does not mean you can win an offer. Remember that the bank cannot lend more than the appraised value if the appraised value is less than the purchase price.

How to win a game

If you want your offer accepted, make sure you have excellent reasons for it. The more concrete your arguments are, the better chances you can convince the selling broker to select you as a buyer.

Flexibility

Indicate your conditions when placing a bid. For example, do you need a financial clause? How flexible are you with the transfer date? This also shows the seller your position and how interested you are in the apartment.
