Prinsjesdag 2024: How budget plans will impact your mortgage

In the late afternoon of Tuesday, September 19th, the Dutch government unveiled its official budget for the upcoming political year. Discover all the essential details about Prinsjesdag 2023 and what to expect in 2024.

What will change in 2024 in the Netherlands?

  • Property transfer tax for first-home buyers will increase from € 440.000 to € 510.000 in 2024.

  • Energy labels play an important role in a maximum mortgage. When buying a home with an energy label of E, F, or G, consumers will see a decrease in their borrowing capacity of 5,000 to 10,000 euros due to the consideration of elevated energy consumption in calculating the maximum financing burden.

  • Single individuals earning over 26,000 euros will see a boost in their borrowing capacity by 16,000 euros compared to the existing scenario.

  • Starting in 2024, mortgage providers must consider the consumer's future income and assets at their state pension age if that age is within ten years of their mortgage application.
