NHG limit increases in 2025

The NHG limit will increase from €435,000 in 2024 to €450,000 in 2025. Also, the one-time costs for the guarantee commission will decrease from 0.6% to 0.4% in 2025, meaning first-time buyers will have more cash left in their pockets.

If you buy a home for €400,000, the current one-time fee at 0.6% would be €2,400. Next year, when the cost drops to 0.4%, you will only pay €1,600, saving €800.
Additional borrowing for sustainability in 2025

The NHG limit with energy-efficient measures will also rise to €477,000 in 2025 to encourage sustainability.A separate system applies to caravans. In 2025, the NHG limit for caravans will increase from €166,000 to €172,000. With Energy Saving Facilities, this limit will rise to €182,320.
